Navigating a Failed Title V Inspection

A failed Title V inspection doesn’t have to stall your project or property sale. At 102 Property Maintenance, Inc., we specialize in transitioning "failed" systems into fully compliant, modern infrastructure. Whether you’ve received a "Failure" or a "Conditional Pass," our team has the heavy equipment and licensed expertise to fix the issue quickly.

What Does a Failure Mean? In Massachusetts, a system is typically deemed a failure if it can no longer protect public health or the environment. Common reasons include:

  • Backup or Surface Breakout: Sewage surfacing in the yard or backing up into the home.
  • Component Failure: A collapsed tank or a completely saturated leach field.
  • High Groundwater Issues: The system no longer meets the required separation from the groundwater table.

Our 3-Step Recovery Process
  1. Expert Assessment: We review your inspection report to determine if the system needs a full replacement or if it qualifies for a specific component repair (like a D-Box replacement).
  2. Engineering & Design: If a new system is required, we work alongside engineers to design a plan that meets all current Title V regulations and local Board of Health requirements.
  3. Professional Installation: Using our equipment, we handle the excavation, installation, and final grading, ensuring your new system is built to last.

The "Conditional Pass" Solution Sometimes, a system is only a "Conditional Pass," meaning a single component (like a cracked tank or broken pipe) is failing. We can often perform these targeted repairs quickly to get your Certificate of Compliance signed off without the cost of a total system overhaul.

Note to Homeowners: If your system fails during a sale, Massachusetts law typically allows up to two years to complete the upgrade. We can help you navigate the repair process or assist with escrow arrangements to ensure your closing stays on track

Whether we’re talking drainage, site prep, or system maintenance, my goal is to give you the straight facts so you can make the best decision for your land.
